Dallas-based developer Trammell Crow Co. has purchased the northern half of the former Affiliated Computer Services campus near Haskell Avenue and North Central Expressway in Dallas.

Terms of the deal were undisclosed.

The developer has been attempting to purchase half of the 26-acre campus, which wasn't on the market, for roughly a year for a major mixed-use redevelopment that could include apartments and retail, Wayne Swearingen, a longtime Dallas real estate broker and president of Barclay Commercial Group, told the Dallas Business Journal.[6]

Swearingen and King Laughlin[7] represented Trammell Crow Co. in the deal, along with Denton Walker[8] of Trammell Crow Co. The seller, Xerox Corp., represented itself in the deal.

"The property wasn't on the market, but that's what I do," Swearingen told me. "Most of the deals I've done in the past 25 years were with properties not on the market."

Trammell Crow Co. plans to demolish the buildings on the property to make way for the redevelopment. The company was not immediately available Friday to comment on those plans.

Xerox plans to continue its data center operations at the southern end of the campus, he said.
